Homeowners Insurance

Homeowners insurance rates vary from location to location. It also varies according to the size of the home. The places that are prone to hurricanes and tornadoes may have a higher homeowners insurance rates than those that are relative calm weather wise.

The commonly known homeowners insurance is the insurance of the structure of your home or that covers the damage to someone else's injury, damage to life or property on your premises. Normally, the land is not insured, since during a flood or tornado or a hurricane, the land would still be there – it is only the structure that can get damaged. Excluding the cost of the land from the total cost of the home brings down the premium that has to be paid by the homeowner.

Is the homeowners insurance mandatory?

If you still have a mortgage or a part of it to pay off yet, the lender would require you to have a homeowners insurance so that the mortgage amount can be recovered in case of an excess damage to the structure of the home. Since you can get your home restored, the lender can be assured that you would keep paying the home mortgage.

If you own your home completely, it is a good idea to have a homeowners insurance. Normally, by the time people are able to pay off the mortgage completely, they are close to or already leading a retired life. Having the homeowners insurances can give a peace of mind knowing that even after an extreme damage to the home, you can still rebuild it with minimum or no expense from your own savings. Without a homeowners insurance in place, you would end up paying from your own savings for the reconstruction of your home. Most homeowners insurances would also cover the extra expenses of living somewhere else during the time when your own home is being restored.

Besides, a homeowners insurance does not just cover property damage. It can also cover an injury, damage to your own property or to the life or property of someone else on your premises. Accidents can happen anytime and you never know when a homeowners insurance might turn out to be useful.

Therefore, a homeowners insurance is pretty important and should be bought as far as possible.
